How Unitil makes money
As a regulated utility holding company, it earns revenue by charging customers for distributing electricity and natural gas through its local networks. It also collects fees for interstate gas pipeline transportation services and a small amount from real estate management.
What Unitil does
Unitil Corporation is a public utility holding company based in Hampton, New Hampshire, incorporated in 1984. It reports two segments, Utility Electric Operations and Utility Gas Operations. It distributes electricity in New Hampshire's southeastern seacoast and state capital regions and in the greater Fitchburg area of north central Massachusetts. It distributes natural gas in southeastern New Hampshire; in parts of Maine, including Portland, Lewiston-Auburn, greater Bangor and Augusta; and in the Fitchburg area. The company also operates an 85-mile interstate underground natural gas transmission pipeline that provides pipeline access and transportation services, mainly in Maine and New Hampshire, and it offers real estate management services. With about 110,100 electric and 105,000 gas customers, Unitil is a small, regionally focused regulated utility.

What is Unitil worth?
On an owner-earnings DCF, Unitil's most-likely value is about $20 versus a recent price near $52 (61% above fair value). But TacticScale only calls a stock undervalued when the price sits below its conservative no-growth floor (~$12) with a margin of safety — so the honest verdict here is “Stretched — richly priced.” Fair value earns its keep only at the extremes, not in the wide middle.
Today's $52 is above even the optimistic Bull case ($25) — the market expects faster, longer growth than modeled here. Expensive unless that extra growth actually shows up.
⚠ High leverage — net debt is 31.6× annual cash flow. Net debt is subtracted from this fair value, but refinancing at higher rates, principal timing, and share dilution aren’t modeled — the equity can be worth far less if cash flow weakens.
Analysis, not advice. Fair value is a margin-of-safety estimate from a deterministic owner-earnings DCF, not a price target or recommendation. See the full breakdown →
