How WillScot makes money

It earns most of its revenue by leasing modular space and portable storage units, and charges extra for delivery, installation and value-added add-ons such as furniture, power and telematics. It also makes some money selling units outright.

What WillScot does

WillScot Holdings is a North American provider of turnkey temporary space. It leases, sells, delivers and installs modular buildings, including mobile offices, office complexes, classrooms, blast-resistant modules and clearspan structures, along with portable storage containers and trailers. Customers can add workstations, furniture, power and solar, telematics, connectivity, security and perimeter solutions, so a site is ready to use from the first day. Its customers are in construction and infrastructure, commercial and industrial, energy and natural resources, and government and institutional markets across the US, Canada and Mexico. Founded in 1944 and based in Scottsdale, Arizona, the company was called WillScot Mobile Mini Holdings until it renamed itself in July 2024.

What is WillScot worth?

On an owner-earnings DCF, WillScot's most-likely value is about $24 versus a recent price near $17 (42% below fair value). But TacticScale only calls a stock undervalued when the price sits below its conservative no-growth floor (~$14) with a margin of safety — so the honest verdict here is “Fairly priced — no edge.” Fair value earns its keep only at the extremes, not in the wide middle.

Verdict: Fairly priced — no edge
Owner-earnings fair value · recent price ≈ $17
Fair value (most likely)
$24
Range
$18–$36
No-growth floor
$14
Price
~$17

Price sits in the normal range — fair value isn't actionable here; it earns its keep only when price drops below the no-growth floor, or runs to roughly double the optimistic case.

⚠ High leverage — net debt is 9.1× annual cash flow. Net debt is subtracted from this fair value, but refinancing at higher rates, principal timing, and share dilution aren’t modeled — the equity can be worth far less if cash flow weakens.

Analysis, not advice. Fair value is a margin-of-safety estimate from a deterministic owner-earnings DCF, not a price target or recommendation. See the full breakdown →
