How St Joe makes money

It earns money by selling developed homesites, homes and land parcels, by charging for hospitality services such as hotel stays, club memberships, golf, food and beverage and vacation rentals, and by collecting commercial and residential rent. Timber sales, real estate brokerage, title insurance and insurance agency services add smaller income streams.

What St Joe does

The St. Joe Company is a real estate development, asset management and operating company founded in 1936 and based in Panama City Beach, Florida. It has three segments. Residential turns land into communities and sells homesites mainly to homebuilders, with some sales of completed homes, land parcels and marketing services. Hospitality owns and runs a private membership club, golf courses, beach clubs, marinas, retail outlets, hotels, food and beverage venues and gulf-front vacation rentals. The Commercial segment leases commercial, multi-family and senior living properties, and plans, entitles, develops and sells commercial and rural land for uses such as retail, office, hotel, self-storage and industrial. It also grows and sells timber, and runs brokerage, title insurance and insurance agency businesses. Together, these segments let the company earn money from its land in several ways: by selling it, developing it, operating on it and leasing it.

What is St Joe worth?

On an owner-earnings DCF, St Joe's most-likely value is about $98 versus a recent price near $65 (51% below fair value). But TacticScale only calls a stock undervalued when the price sits below its conservative no-growth floor (~$35) with a margin of safety — so the honest verdict here is “Fairly priced — no edge.” Fair value earns its keep only at the extremes, not in the wide middle.

Verdict: Fairly priced — no edge

Price sits in the normal range — fair value isn't actionable here; it earns its keep only when price drops below the no-growth floor, or runs to roughly double the optimistic case.

Analysis, not advice. Fair value is a margin-of-safety estimate from a deterministic owner-earnings DCF, not a price target or recommendation. See the full breakdown →
