How NVR makes money

NVR earns most of its revenue by selling newly built homes to buyers. Its mortgage banking arm earns fees by originating loans for its own homebuyers and selling them to secondary-market investors with servicing released, and it also earns title insurance brokerage and title search fees.

What NVR does

NVR, Inc., founded in 1948 and headquartered in Reston, Virginia, is a U.S. homebuilder that builds single-family detached homes, townhomes and condominium buildings. It sells under three brands. Ryan Homes serves first-time and first-time move-up buyers. NVHomes and Heartland Homes serve move-up and luxury buyers. Its markets run through the Mid-Atlantic, Northeast, Midwest and Southeast, including Maryland, Virginia, Washington, D.C., Pennsylvania, New York, New Jersey, Ohio, Illinois, the Carolinas, Tennessee, Florida and Georgia. The company has two segments: Homebuilding and Mortgage Banking. The mortgage arm serves NVR's own homebuyers. It originates their loans and sells them to secondary-market investors with servicing released, and it also brokers title insurance and performs title searches. This lets NVR earn from both the house sale and the financing and closing that come with it.

What is NVR worth?

On an owner-earnings DCF, NVR's most-likely value is about $7,262 versus a recent price near $5,899 (23% below fair value). But TacticScale only calls a stock undervalued when the price sits below its conservative no-growth floor (~$4,192) with a margin of safety — so the honest verdict here is “Fairly priced — no edge.” Fair value earns its keep only at the extremes, not in the wide middle.

Verdict: Fairly priced — no edge
Owner-earnings fair value · recent price ≈ $5,899
Fair value (most likely)
$7,262
Range
$5,733–$10,026
No-growth floor

Price

Price sits in the normal range — fair value isn't actionable here; it earns its keep only when price drops below the no-growth floor, or runs to roughly double the optimistic case.

Analysis, not advice. Fair value is a margin-of-safety estimate from a deterministic owner-earnings DCF, not a price target or recommendation. See the full breakdown →
